Explanation: Many window cleaners just starting out use the method of counting panes and giving a price based on that number, however; we have found that both square footage and pane counting formula's are too ambiguous and less efficient than an educated guesstimate from an experienced professional. For instance, a home that has 85% true divides for windows (the little panes divided by wood or metal) if charged by the square foot; say .10 a square foot, at 2000 sq. ft. thats only 200.00$ and it will take one man approximately 4.5 to 5.5 hours to clean, after overhead, the profit margin is roughly 8 dollars. That isn't enough for a sustainable business. If however, a trip to the building/house is saved by using google street view, or one of the real estate sites such as trulia.com or redfin.com I will usually be able to get the specs and a good idea of how long it'll take because I can see if there are any obstructions in front of the glass, or a high ceiling with windows needing a ladder inside the house etc. And if my guess is 4.5 to 5 hours, the true cost should be roughly 500/650 depending on the level of detail they wanted (such as deep track cleaning, glass restoration, paint over spray removal etc). For commercial buildings, there's no way a property manager or owner is going to pay a per pane cost and it would be absurd to give a cost based on square footage as some buildings can have an exterior perimeter completely made of glass (window and spandrel), and others such as maybe a warehouse; that will have windows for the offices and reception area but nothing on the back of the building where the loading docs are. Storm windows are usually priced much higher because of the amount of work, not just in cleaning them but also the time it takes to take them apart and re-assemble them. French panes (small cut ups) are often charged at $1 in/out to $1.50 in/out for each individual pane. The two things that will determine what you charge is how your per window price meets your earning goal and also what your market will bare. Pricing commercial work is slightly different. Usually a per window price will be lower than residential work. Reasons for this include such things as level of competition in your area, simpler window styles (usually), more frequent visits (sometimes by contract of weekly/monthly/quarterly etc.) In many cases you may be ask just to clean the outside glass only. Pricing of anywhere between $1 per pane side to $2 per pane side is quite common for ground level commercial glass but may need to be increased depending on other variables. (see below) If you are looking at going after store front work, it is often a good idea to set a minimum per service stop because some stores may only have a few pieces of glass. If you're aiming at getting many small stores in one area location, you may want to set your min per stop at around $15 and test the waters for going up from there. The one main characteristic in doing store front work is that although you may make a smaller amount per stop, you plan to make it up in volume (number of stops per day). Some window cleaners prefer this type of work because a storefront window cleaning route of weekly/bi-weekly/monthly accounts means consistent earnings throughout the year, even in the cold winter months.
